The HOA is governed by a Board of Directors who are elected by members according to the set of rules called the By Laws. The By Laws outline the roles and responsibilities of the Board and is legally binding.
The Declaration of Covenants, Conditions, and Restrictions is a legal document that outlines the manner in which members of the HOA will conduct themselves. It describes what you can and cannot do with your home and property.
All actions taken on your home and property need approval from the Architecture Committee. This includes major landscaping, painting, roofing, exterior renovations, repairs, satellite dishes, etc. It is recommended that you obtain approval even if you are not actually changing any design (color, shape, etc.) because this the committee to advocate on your behalf should any other member have an issue.
Members are encouraged to report violations of the CC&R’s directly to Cedar Management. This document details some examples of what is and is not a violation. Please note that the final decision on what is/is not a violation rests with the current Board of Directors.
The Board of Directors holds a public meeting monthly and the results of those meetings are recorded in a document called the “minutes.” The minutes are usually available within 30 days of the meeting.
