ARC Submission Guidelines

After you get signed in, go to the menu bar, select Account Information \ Submit ARC Requests

• PLEASE NOTE YOU MUST UPLOAD ALL REQUIRED INFORMATION WITH YOUR REQUEST OR IT WILL BE RETURNED TO YOU.

•  All ARC requests must be submitted at least 30 days BEFORE planning to start work.  Work cannot begin until you receive approval in writing.

•   All exterior modifications such as fences and sheds and expansions must include a plat (map, survey) of the entire lot and the entire project. 

•   All exceptions to the existing community standards must be approved in advance.  All exterior modifications will be inspected when complete and non-compliant projects may be cited in violation. 

•  Even if you are using the same paint color, shingle color, etc., you should still submit an ARC request so the inspector has visibility to your project and can see it was approved. 

•   Once you have collected the required documents, return to this page, and complete the online ARC form.  Upload the required documents and submit your ARC request package. 

•   Applications submitted without supporting documentation will automatically be denied.

Include a written description of the scope of the proposed changes including the general nature of the work, location of the changes, colors and materials to be used plus any plans, drawings, photos or brochures necessary to illustrate the dimension, size and appearance. Please be sure to include details of any landscaping changes or removals which may be necessary to accomplish the changes proposed. 

Attach a property survey with the location of the proposed changes clearly marked on the survey. This item MUST be included so that there is a clear understanding of precisely where the changes will occur in relation to the home, driveway, other structures and any easements or rights of way which may exist on the property.

Various city and county utilities (water, power, storm drainage, etc.) have easements throughout Cedarfield Plantation, especially areas near the Torrance Creek Parkway, and its nearby tributaries.  Occasionally, these utilities perform maintenance on these easements and could result in damage or removal of structures a homeowner has built on a designated easement. 

IMPORTANT: Please allow up to two weeks for the ARC Committee to complete the review and send you a response.  Requests which do not include the items described above will delay the process. The review and response is based on the community’s governing documents and the information submitted with this request. The property owner is responsible for investigating and complying with any and all other local requirements, permits or jurisdictions the property is subject to.
